For Sale By Owner – How to get in the Door of a Direct Seller

Many agents ask…I’m terrified of approaching Direct Sellers…what is a good approach to get in the front door?

  • Many sellers don’t understand that when they represent themselves buyers expect to pay less for the property.
  • The buyer expects to get a deal when the seller is not paying a commission out.
  • Convince them that when you represent them they get the best price in the marketplace.
  • Then use this script to get in the door to see the property:  “May I ask you a quick question?  If I had a qualified buyer who was willing to pay a price that was acceptable to you on your home, would you accept such an offer through our firm?”
  • You will probably need to repeat this script again convincing them you want to assist them in getting more money.
  • Then convince them to give you a few minutes to see their home so you can describe the features and benefits to qualified buyers…ask for that time to see it.

ACTION…

Go over the FSBO’s in the newspaper and circle them…now use your script to get in the door.
